4. Easements established through continued use not discovered by a survey or in the public record.

7. Misinterpretation of wills.
8. Deed of community property recited to be separate property.
9. Deeds by persons of unsound mind.
10. Forged deeds, releases, or wills.
11. Birth or adoption of children after date of will.
12. Instruments executed under invalid or expired power of attorney.
13. Falsification of records.
14. Undisclosed or missing heirs.
15. Surviving children omitted from a will.
16. Deeds to or from defunct corporations.
17. Marital rights of a spouse allegedly, but not legally, divorced.
18. Liens for unpaid estate, inheritance, income or gift tax.
19. Instruments executed under fabricated or expired powers of attorney.
20. Deeds by persons supposedly single, but in fact married.
21. Deeds from persons not competent to handle their affairs.
